This is the home screen. Each row is a property you are looking at.
You can filter by strategy (buy-and-hold, short-term rental, flip, wholesale), by status (still researching, worth pursuing, passed), and by search text.
Open a deal to see the full picture: purchase price, rent or nightly rate, taxes, repairs, comments, photos, and the “what if we paid cash vs got a loan” numbers.
Triage is your to-do pile.
It highlights deals that are missing important numbers (for example tax or insurance was guessed) and deals you have shortlisted. Clear the pile so attention stays on houses that might actually work.
When RealtyPad scores a deal, it has to assume how you would buy it: all cash, or a loan with a down payment and an interest rate.
Those saved assumption sets are called financing profiles. Every workspace starts with a few:

You can edit these or add your own. Rentals usually use the “good” loan set. Flips and wholesale usually use cash.
Investors is your buyer book — people you might sell or present a deal to.
Each investor card is not a person by itself. It is an engagement: “this buyer wants 3-bed rentals under $X with at least Y% return.” You attach real people (and their phone/email) to that card.
You can also attach a preferred financing profile (“this buyer can get a loan at about this rate”).
When a deal is done, Close out that investor card. The app may remind you; it will not auto-close.
A generic share link is view-only. Chat only works on a personalized investor link.
There is also Share portfolio on the investor’s page: one link that lists all their active deals (not the ones they passed on).
Use this when a realtor texts you an address, or you found something that is not on a big public portal. It creates a deal from an address so you can research it.
